KUCHING: Hock Seng Lee Construction Sdn Bhd (HSL) intends to ride on the good demand for luxurious homes at its flagship mixed development La Promenade by launching a new cluster of designer homes called Precinct Grande.
Planned to be unveiled this weekend, Precinct Grande features a total of 17 superior bungalows and 76 innovative duplexes spread over 20 acres of land along the Kuching-Samarahan Expressway, the company said.
According to HSL’s general manager, Ling Lai Kiong, the company has launched two residential precincts within its landmark development so far and both have been very well received. Hock Seng Lee Construction Sdn Bhd is the wholly-owned property arm of Hock Seng Lee Berhad.
“Precinct Premiere consisting of bungalows, duplexes and quadruplexes was first launched three years ago while the 32 double-storey super link houses named Precinct Luxe were introduced to the market after that.
“This latest launch of Precinct Grande is HSL’s third offering at La Promenade and it will be our biggest and most exclusive launch yet. Only 9 units of bungalows and 16 units of duplexes will be offered for sale during the launch. It has generated great interest and anticipation from the public. So far, two units of the bungalows have already been sold during the sales preview a couple of weeks ago,” Ling said.
Set in scenic gardens and lush landscapes, HSL’s boutique homes are designed to impress.
“While we wanted to keep Precinct Grande true to the overall green concept of La Promenade, we also wanted to offer something entirely different and that takes a great deal of creative imagination, talent and foresight. This explains why HSL decided to engage three teams of celebrated architects to take on different aspects of this project,” Ling added.
One of Sarawak’s best known specialist design firms, David Ong Architect was roped in to help create Precinct Grande homes with green living in mind while maintaining their unique architectural traits.
“Ong’s designs called for multiple stretches of linear parks and state-of-the-art eco finishing. The duplexes are also designed by him and they look exquisite,” he explained.
The innovative back-to-back duplexes resemble bungalows due to its unobstructed frontage and gardens on both sides. There are two types of duplexes – Duplex Classic and Duplex Modern – featuring two very distinctive roof styles.
“The duplexes are essentially semi-detached units with a walled-up area of 3,910 sq ft and land size starting from 10.7 points. They are also spacious and are ideal for multi-general living,” Ling said.
Meanwhile, MNSC Architects was commissioned to meticulously design Precinct Grande’s main draw – the tropical bungalows.
According to Ling, the bungalows come in three different layout styles, featuring exceptional craftsmanship and amazingly large living spaces with great natural ventilation and lighting.
“There are only 17 units of Designer Bungalow, Bungalow Majestic and Bungalow Elegant to choose from so it is very, very exclusive. With a walled-up area of 4,442 sq ft to 5,064 sq ft and land size ranging from 19.5 points, these boutique homes will have plenty to offer,” he said.
MNSC Architects was also commissioned to design Precinct Grande’s entrance statement befitting the precinct’s namesake.
These high-end homes at Precinct Grande are among the most innovative and exciting developments in Sarawak, featuring a modern lifestyle with two-tiered manned security points and artistic playscapes by Intodesign Lab, founded by young architects who have made a name for themselves in art exhibitions and educational facilities, the company said.
La Promenade is a French-themed high-end mixed development with a gross development value of RM2 billion, slated for development in phases over 10 to 15 years.
Besides the landed residences, the development masterplan comprises other innovative components such as shopping mall, commercial centres and other
amenities.
It has won recognition in the industry with numerous awards such as the Malaysia Landscape Architecture awards and the Sheda Excellence awards for its exceptional master planning and landscape design.
HSL will also be launching its first addition of a commercial project in the estate – a retail and service mall called La Promenade Mall, by end of this year. Adjoining La Promenade Mall is HSL’s new headquarters known as the HSL Tower and there are first grade office and retail space available for lease, the company added.
The building is aiming for a Green Building Index (GBI) certification and it will be the first privately-built office in Sarawak to be GBI rated, and the eighth GBI building in the state.
HSL’s Precinct Grande launch this weekend (May 18-20) at its sales gallery in La Promenade is organised in collaboration with Regas Premium Auto which will showcase some of its BMW car models.
