HSL unveils New Vista Industrial Park

KUCHING: Hock Seng Lee (HSL) has unveiled its latest project, New Vista Industrial Park (VIP), at the Premier Business Park in the city centre, offering spacious three-storey units equipped with heavy-duty internal lifts.

The development comprises 53 units, available in both three- and two-storey configurations, with built-up areas ranging from over 3,000 to 5,000 square feet.

Priced from RM1.59 million in Muara Tabuan adjacent to the Samajaya High Tech Park,  the 200-acre estate is the largest privately developed light industrial estate in the region.

“Construction of the two-storey units began earlier this year, with some already at the roofing stage. The three-storey units have recently commenced construction and are expected to be completed within two years. The units are available in both detached and semi-detached configurations,” said HSL in a statement issued on Thursday.

Senior Property Development general manager Tay Chiok Kee highlighted that the new phase incorporates feedback from previous buyers, with improvements focusing on larger internal spaces, workshop-grade lifts, and enhanced finishes.

“Units along VIP’s main boulevard are particularly sought-after, attracting car dealerships, home furnishing stores, and logistics companies due to their high visibility,” he said.

He also emphasised HSL’s commitment to maintaining infrastructure and green spaces within the estate, including road repairs and landscaping at no additional cost to buyers.

Tay further explained that HSL collaborated with long-time consultant Jurubina Unireka to masterplan VIP, providing premium light industrial units that are also suitable for retail and office use.

He added that all units feature large ground-floor openings for container access and high ceilings for additional storage.

“The flexibility of VIP to accommodate businesses like car dealerships, kitchens, and laboratories highlights the area’s thoughtful planning, safety, and affordability. We cater to both Government-Linked Companies (GLCs) and Small and Medium Enterprises (SMEs),” he said.

Meanwhile, Unireka’s principal, Ar Chai Long Sen, shared that their design for VIP focused on meeting HSL’s vision of integrating showroom and office functionalities.

“We emphasised private staircases to separate retail or office staff from ground-floor workshop activities. For a higher-class development, we also proposed a 3.3-acre central garden, which HSL approved. Interestingly, units facing this green space were the first to sell,” he said.
